Probate

 In simple terms, probate is nothing more than the process a legal court takes to conclude all your legal and financial matters after your death. Essentially, probate is the process by which a court distributes your estate. 

In the event there is immovable property in the estate, a valuation is required.  It is one of the primary duties of an executor or administrator of a will. 

For the purposes of Probate the value is based upon the open market value of the property in a sale by a willing seller to a willing buyer.  Any peculiarities of the property (for example the fact that there is a buyer desperate for an apartment in that particular building and willing therefore to pay a premium) must be ignored. 

We are able to provide the probate valuations in any form within 48 hours of appraisal, unless additional research is required.
